Preconstruction
Upon receipt of a notice to proceed, MIG Construction will immediately begin working by organizing the entire project team for a “kick-off” meeting. The meeting will introduce the team to one another, establish preferences for communication and documentation, identify the project and timeline, and set an agreed upon schedule for all processes moving forward.
Prior to having conceptual or design drawings, our team will produce project budgets based off general project information using historical data and unit pricing. Our vast database of construction projects and knowledge of building system costs allows us to use similar projects to create comparison studies and accurately forecast entire project costs with great accuracy. We will review the conceptual budget with the client and architects so that everyone understands the initial cost expectations.
Throughout the design process, our Pre-Construction team will identify constructability/budget implications and possible schedule concerns. Any issues, including quality control and possible lead times or delays, will be reviewed with the entire project team, and suggested solutions will be presented for each issue. Because of our familiarity with a wide variety of construction project types, we will be able to work with our internal team to develop a schedule of milestones for building studies, budgeting, and applications. This process will engage the entire project team, ensuring all involved parties understand what will be required of them. Once all issues are discussed and resolved, MIG will work with all parties involved to prepare budgets during each phase of the design process. The budgeting process will consist of conceptual, schematic, design development, as well as final budgets. During the budgeting process, MIG will involve key trade partners to assist in developing specific trade budgets. We have a very strong relationship with the subcontractor community and can count on their assistance at any time. Our preconstruction process is thorough, accurate and efficient. Using our process ensures that the project is set up for success from the very beginning.

These scope sheets will be released with the bid documents to our selected and qualified subcontractor database via our online virtual planroom. This tool provides all trades free access to the information, real-time updates and whole-team communication. In addition to the bid documents and detailed scope sheets, our virtual planroom will provide all front-end documents, including our safety program, logistics program, sample subcontracts, and general guidelines for work to be performed on-site. This ensures that the entire team is fully informed from the very beginning, provides confidence knowing that they have constant access to the most up-to-date information and access to the project team.
